Mould problems we see on the Lower North Shore

A lot of Lower North Shore housing is older apartment and strata blocks, Federation and inter-war homes, and houses built into sloping sandstone blocks. Many of these buildings have original or tired bathroom waterproofing, and units share walls, slabs and pipes, so a leak in one apartment can show up as mould in the one next door or below. Homes on the harbour slopes and in shaded gullies also deal with ground water through sandstone, damp retaining walls and limited winter sun.

How we fix it

• Inspection and moisture mapping to find where the water is coming from, including leaks from neighbouring units.
• Containment and negative air so spores don't spread through the home or common areas of the building.
• Removal and HEPA cleaning of affected materials and surfaces, following the IICRC S520 mould remediation standard.
• Make-safe and encapsulation where full removal has to wait, for example until the strata or insurer approves repairs.
• Repairs by a NSW licensed builder (392154C), so the job doesn't need a second trade to close it up.
• Clearance testing on request, so you know the job is finished.
