Finally, we took air and surface samples for independent lab analysis. This crucial step allowed us to create a 'heat map' of the contamination, identifying the areas in 'Condition 2' (where spores have settled) and 'Condition 3' (where mould is actively growing) that required professional mould remediation.

The On-Site Remediation – A Day-by-Day Process
With the home's contents safely stored, our ANSI/IICRC S520 certified technicians began the on-site work.
Day 1: Containment & Setup
Our first task was safety. We established a full containment barrier and set up negative air pressure using HEPA-filtered machines. This creates a sealed work zone, guaranteeing that no airborne spores can escape into the rest of the home.
Day 2: The Strip-Out
With the area secure, all contaminated materials, including plasterboard and insulation, were carefully removed. As per regulations, all materials were double-bagged in 200um plastic with a 'goose-neck' seal before being safely removed from the property.
Day 3 & 4: Deep Cleaning
The exposed timber frames were then decontaminated using a combination of abrasive methods (like sanding) and meticulous HEPA vacuuming. This was followed by a two-round 'damp wipe' process on all surfaces to ensure all physical mould and spores were removed.
Day 5 & 6: The Final Air Wash
Even after cleaning, microscopic spores can remain suspended in the air. For the final two days, we ran multiple HEPA Air Scrubbers to continuously 'wash' the air, capturing any remaining particles and ensuring the room was returned to a safe and healthy state.
