Bathroom Water Damage and Black Mould Remediation Project in Manly NSW
At AAA Mould Removal, we were recently called to a property in Manly, NSW, where ongoing water damage within a bathroom had resulted in extensive black mould growth behind the wall linings and around the timber framing.
Like many bathroom mould problems, the contamination was largely hidden from view. While the bathroom appeared relatively normal from the surface, moisture had been accumulating within the wall cavity for an extended period, creating ideal conditions for mould growth on structural timber components.
Investigation and Findings
During our inspection, elevated moisture levels were detected within the bathroom walls. Once the wall linings were removed, significant mould growth was discovered on the timber wall framing and timber base plates.
The prolonged exposure to moisture had caused fungal contamination to establish itself throughout the affected area. In some locations, the timber base plate had deteriorated to the point where removal and replacement were necessary.
Hidden mould contamination such as this is common in bathrooms where leaking showers, failed waterproofing systems, damaged grout, plumbing leaks, or inadequate ventilation allow moisture to become trapped within building materials.
Bathroom Strip-Out Process
To access all affected materials and ensure a successful remediation outcome, a controlled bathroom strip-out was undertaken.
The works included:
- Removal of affected wall linings
- Removal of contaminated building materials
- Exposure of all timber framing within the affected areas
- Safe removal and disposal of mould-contaminated materials
- Preparation of the structure for mould remediation and drying
By removing the damaged materials, we were able to fully assess the extent of contamination and ensure no hidden mould reservoirs remained behind the bathroom finishes.
Timber Frame Cleaning and Mould Remediation
Following demolition, all exposed timber framing underwent a detailed mould remediation process.
Our remediation procedures included:
- HEPA vacuuming of contaminated surfaces
- Physical removal of visible mould growth
- Detailed cleaning of timber framing members
- Treatment of affected areas using professional remediation products
- Removal of settled fungal particles from structural surfaces
The objective of mould remediation is not simply to kill mould but to physically remove mould contamination and fungal fragments from affected surfaces.
Removal of Water-Damaged Timber Base Plates
Several sections of the timber base plate had sustained significant water damage and mould contamination.
Where structural timber cannot be effectively cleaned or has deteriorated beyond acceptable limits, removal and replacement is often the most appropriate course of action.
The affected timber base plates were carefully removed, allowing future rebuilding works to proceed on clean and structurally sound materials.
Why Bathroom Water Damage Often Leads to Black Mould
Bathrooms are one of the most common areas for mould growth within residential properties. Warm temperatures, elevated humidity levels, and hidden water leaks can quickly create conditions that support fungal growth.
Common causes include:
- Leaking showers
- Failed waterproof membranes
- Plumbing leaks
- Damaged silicone seals
- Cracked grout
- Poor bathroom ventilation
If left untreated, mould contamination can spread into wall cavities, affect indoor air quality, and increase remediation costs.
