Ensuite Leak Causes Mould in a Linen Cupboard: Parramatta Case Study
By Michael Nguyen | Indoor Environmental Professional (IEP) | IICRC WRT, AMRT, ASD (69486970) | Mould Testing Technician (NAT10913005) | Licensed Builder NSW 392154C (Supervisor, KBL+RENO)
In June 2026 we inspected a three-bedroom brick veneer home in Parramatta where a leaking ensuite had been sending water into the linen cupboard next door. By the time the owner noticed, the cupboard's wall lining was stained and mouldy, and the floorboards under the carpet were water-stained.
This case study covers how we confirmed the moisture, why the affected materials had to come out, and how we put the cupboard back together in four days.
The Job: An Ensuite Leak Into a Linen Cupboard
Linen cupboards are often built right against a bathroom or ensuite wall. When the shower or wet-area waterproofing fails, water tracks through the wall into the cupboard. It's dark, enclosed and rarely emptied, so mould can grow for a long time before anyone sees it.
Our inspection covered:
A visual inspection of the cupboard lining, skirting and floor
Moisture readings on the wall lining with a Protimeter MMS2
Lifting the carpet to check the floorboards underneath
Tracing the moisture back to the ensuite as the source
What We Found

The wall lining had heavy mould growth and dark water staining spreading up from the skirting. On the MMS2 in pinless mode, the lining gave a relative reading of 244, which the meter flags as WET.

Under the carpet, the floorboards along the wall were water-stained with mould spotting, and the carpet backing was stained too. That showed the water had been getting in for some time, not just once.
What We Did
The whole job took four days and followed ANSI/IICRC S500 for water damage and ANSI/IICRC S520 for mould remediation:
Inspection: confirmed the moisture, the extent of the mould and the source of the leak
Source removal: removed the mould-affected materials from the linen cupboard, so the mould was taken out rather than just cleaned off the surface
Reinstatement: rebuilt the cupboard, with all building work carried out in accordance with the National Construction Code (NCC)
All of our work on this job is backed by a full warranty.
Why Not Just Clean the Surface?
Wiping mould off a porous lining like this doesn't remove the growth inside the material, and the stain and smell usually come back. Under IICRC S520, porous materials with mould growth are generally removed. Taking them out also lets us check that the timber behind and below is sound and dry before we rebuild.
What This Job Cost
The full job, including inspection, source removal and reinstatement, cost $4,000 + GST and took four days. Every job is different, so we give a written quote after inspecting.
Our mould inspection and quote are free. Professional moisture and mould reports start from $500 + GST. We service Parramatta and surrounding suburbs. See our Parramatta mould removal page, or learn more about our mould removal service.
